Many people would be happy to buy a property with a long history for less than a cup of espresso at a gas station. Let's see if that's really the case.

What is it all about?
This type of program has recently become popular in Italy, especially in economically depressed areas that are experiencing an exodus of residents. Young and proactive people are leaving, while old people are gradually dying in once thriving communities that are turning into ghost towns year after year. There are such places in both the south and north of Italy.

To reverse the trend in these depressed areas, to attract young people and families, to involve them in the promotion of local industry and tourism, and in general to give the abandoned villages a kiss of life, the Italian municipalities have launched those €1 home programs.

How it works
Normally, such a €1 house belongs to someone who wants to get rid of it to avoid being taxed by the government. Sounds logical: why pay for a dilapidated property that's uninhabitable? The owners flag to the municipality that they are willing to sell for a symbolic price of €1. The municipality then takes care of everything else.

So how much in total?
Now comes the most interesting part. Technically, a centuries-old house or even a castle can be yours for that amount of money, but there are strings attached. You have to make several commitments:

- Present a restructuring/ revaluation project within 1 year of the purchase
- Pay notary fees for the registration
- Start the renovation work within the specified timeframe
- Pay a deposit of between €1,000 and €5,000 to ensure that the work is done correctly

Beyond that, each municipality has its own requirements for the deal to go through. They may require you to start a business, complete renovations within a certain time frame, or live in the property for a certain period of the year.

Sometimes you can buy from the comfort of your home across the Atlantic. But experts and Italian officials say it's a bad idea because you don't know what you'll end up with in the long run.

The 1€ houses for sale are usually in very bad condition. And sometimes, during the renovation process, it turns out that the dilapidated property needs to be rebuilt from the ground up, due to stability issues, for example. And this is where your €1 dream home can easily turn into a €100,000 restoration project. Magic! The same amount of money can get you a decent house in a quiet rural area somewhere in France and 100% less headaches.

So, the key takeaway is that although the program exists and works, it may not work for you if you do not understand it in full detail. Before you rush in, do your research and study dedicated websites to make an informed choice.
